Key West’s constant humidity and unshaded west exposure on pier-elevated homes will split a narrow HARC-required muntin profile within two seasons if the wood wasn’t sealed correctly. We see this most on the rears of lots off Fleming and Southard Streets, where afternoon sun lands hard. We re-mill the muntin profile, re-glaze, and seal with a finish rated for salt-air environments.
  • Surface-mounted retrofits that trap runoff. Some contractors surface-mount a new ECO unit over the old jalousie opening and stucco the flange. It looks fine for a season, then salt-laden runoff gets trapped inside the track. We find this often enough that we check for it on every service call to a raised Conch house.
