Which Andersen Models This Applies To

The three you are most likely to have in a Tampa home are the 200 Series, the 400 Series, and if the house was built after roughly 2000, the A-Series or E-Series. The 200 and 400 Series share a lot of balance and lock hardware, but sash widths differ, and that matters. The A-Series uses different jamb liners and balances entirely, so a part from one line seldom drops into another. The fastest way to confirm what you have is to look at the lower corner of the sash, the narrow part, for a small etched or printed series number. Signs Your Andersen Window Installation Is Failing

  • The sash will not stay up, or it slams shut when you let go. The constant-force or block-and-tackle balances inside the jamb have lost tension or one side has snapped. On 400 Series Tilt-Wash units in Tampa’s heat, the nylon bearing inside the balance shoe wears smooth after 15 to 20 years of daily use. The window still seals, but it is unsafe to leave propped open.
  • You have to lean your shoulder into the sash to close or lock it. The weatherstrip and jamb liners have swelled from humidity, or the sash has shifted slightly out of square. Tampa’s wet season pushes interior humidity high enough that wood-core sashes absorb moisture even through the cladding. Left alone, the lock will eventually strip or the operator will bind.

Florida’s salt air accelerates corrosion on the gear teeth faster than the manufacturer’s average lifespan estimate, especially within five miles of the bay. A fresh handle on a stripped gear just ruins the new handle too.
  • The window locks, but you can see daylight or feel air moving around the sash edges. The jamb liner has compressed, the weatherseal has flattened, or a hinge has sagged. It is the first thing Tampa homeowners notice in August when the heat index climbs. The fix is usually new weatherseal and a sash adjustment, not a whole new window.

DIY or Call Us?

There are a few things an owner can safely check before calling anyone. Clean the track and jamb liners with a dry brush, then check that the sash is not racked by looking at the gap between sash and frame, top to bottom. You can also check that the lock keeps the two sashes tight together, since a loose lock mimics a weatherseal failure. What we do not recommend doing yourself is removing a sash from its jamb liners, especially on a second-story window or any unit where the balances have tension on them. Tilting a 400 Series window requires releasing the balance shoes from the jamb, and if you do not have the liners squeezed flat when you reinsert them, you will crack the liner or fire the shoe across the room.
