CGI Window Replacement: The Tampa Owner’s Guide

CGI window replacement in Tampa typically runs $480 to $1,150 per window installed, depending on the series and whether you need the glass pack only or the full sash assembly. We match the replacement to your existing CGI frame, so you’re not paying to tear out a sound opening. Most owners discover the problem the day a seal lets go and the view turns milky, or the day a latch that used to bite just spins.

CGI builds its name on impact-rated windows that hold up to Florida storms, but nothing lasts forever in Tampa’s heat and salt air. When a CGI window starts to fail, it fails in ways specific to how CGI builds its units. That matters, because a generic replacement part off a supply-house shelf can leave you with a window that no longer meets the impact rating stamped on the original.

We are an independent service provider in Tampa, not a CGI factory outlet. That means we stock and source replacement components for CGI windows and doors without steering you into a higher-priced line. We quote what fits, at a square price, with the warranty layers in writing.

Which CGI Models This Applies To

CGI’s window lines in Florida break down into a few families: Estate Collection, Targa, Sentinel, and the newer aluminum and vinyl impact lines that show up most often in Tampa homes built after the 2004 code changes. The same replacement approach applies to each, but the parts are not interchangeable. An Estate Collection sash will not drop into a Targa frame, even if both are 36 inches wide. The extrusion profiles are different, the glass packages are different thicknesses, and the balance systems are built to different weights.

If you pull the sash out and look on the edge of the frame or the spacer bar between the glass panes, CGI etches the series name and the glass make-up right there. You’ll see something like “CGI Sentinel,” a date code, and the impact rating, usually “Missile D” or “Large Missile.” That etching is the most reliable identifier. We also match by frame dimensions and by the balance shoe style, because CGI changed balance systems between model years, and the wrong shoe does not hold the sash square.

On the OEM versus aftermarket question for CGI specifically: for glass packs, seals, and balance hardware, there are quality aftermarket equivalents that meet or exceed the original spec. For structural frame components and any part of the impact assembly, we stay with genuine CGI parts. The rating is the whole point of the window, and no generic corner key or interlock is worth losing that.

Signs Your CGI Window Replacement Is Failing

  • Fog or condensation between the panes. The desiccant inside the spacer bar has saturated. Once that happens, the inert gas fill is gone and the sealed unit cannot be resealed from the outside. The glass pack needs replacement.
  • The sash drags or binds when you slide it. On CGI horizontal sliders and single hung, this usually points to a worn balance shoe or a bent pivot bar. Running the sash on a bad balance loads the frame unevenly and can crack the corner welds.
  • The lock doesn’t engage cleanly. Florida heat warps frames slowly over a decade or two. When a CGI lock stop no longer lines up with the keeper, the sash is out of alignment, and forcing the lock makes it worse.
  • You can hear wind or feel draft around the edges with the sash closed. The weather-stripping or the interlock has compressed past its recovery point. On an impact window, a gap you can feel is a gap water can drive through in a Tampa afternoon storm.
  • Cracks or stress fractures at the frame corners. This is the one that gets our full attention. A cracked CGI corner means the frame has lost its structural continuity. That window is no longer performing as a rated impact unit, and it needs a full frame replacement, not a glass pack.

Replacement Cost & What’s Included

The installed price for CGI window replacement depends on the series, size, and whether the repair is a glass pack, a sash assembly, or a full frame. In Tampa, we’re typically seeing:

  • Glass pack only (seal failure, fog): $480 to $740 installed, depending on size and whether it’s laminated impact glass.
  • Full sash replacement: $680 to $950 installed, including new balance hardware and weather-stripping.
  • Full frame and sash replacement: $1,050 to $1,600 installed, when the frame itself is cracked or out of square.

That price includes the part, the labor to set it square, the haul-away of the old unit, and both warranty layers registered in writing before our truck leaves your driveway. No change orders added at the end. You’ll get the duration of the manufacturer warranty on paper, and our workmanship is covered by the 90-Day Done Right Promise. If it is not done right, we make it right.

DIY or Call Us?

There are a couple of things an owner can safely check before calling. Look at the etching on the glass to confirm the series, and measure the visible glass opening, not the frame, to the nearest eighth of an inch. That saves a trip and helps us show up with the right part the first time.

What we do not recommend is pulling a CGI impact sash yourself. These units are heavy. A Sentinel sash in a five-foot opening weighs more than a bag of concrete, and the balance systems on impact windows are under tension in ways that can let go suddenly. If a spring-loaded balance releases while you’re holding the sash, you’re not going to catch it with your other hand. What starts as a $600 replacement becomes a cracked glass pack, a bent frame, and a bigger job. If the frame is cracked or the lock is forced, that window should be treated as compromised. Let someone who sets these every week handle it. Call us at (813) 320-9346 and we’ll tell you straight whether it’s a replace-in-place or a full frame job.

What Neighbors Say About TruePane Windows & Doors

★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."

DDorothy K.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."
