ES Windows Window Installation: The Tampa Owner’s Guide

If you own ES Windows in Tampa and one has failed or is failing, we stock the installation hardware, weatherstripping, balances, and sealed glass units needed to set it right, and we install them. A typical ES Windows repair or single-unit installation runs between $240 and $680 depending on what failed and whether the sash needs to be pulled, and most jobs are completed in one visit. How owners usually find us: a window that once glided now binds at the rail, a bedroom that will not hold temperature in August, or a fogged pane that no amount of wiping fixes from the outside.

Call (813) 320-9346

And in Tampa, this is not a cosmetic complaint. Coastal humidity, salt air from the bay, and eleven months of thermal cycling take apart window seals faster than they would in most of the country. What starts as a condensing pane becomes a serious performance problem within a season or two.

Which ES Windows Models This Applies To

ES Windows built its reputation on aluminum and thermally broken aluminum lines, and most of what we see in Tampa falls into three groups: the ES100 single-hung and horizontal roller series, the ES200 impact-rated line, and the ES300 thermally broken windows and doors. Each uses a specific frame depth, a specific balance or roller assembly, and a specific weatherstripping profile, and glazing from one line does not always set properly in another.

The fastest way to identify what you have is to look at the top of the sash on the interior side. ES Windows stamps the series number into the aluminum on most units made in the last fifteen years. If the stamp has worn off or the window was installed before the home changed hands, we measure the visible glass opening and the frame pocket depth to narrow it down. When a true replacement part is no longer available, a quality aftermarket equivalent cut to spec is almost always the right call for balances and weatherstripping. But glazing and load-bearing hardware we recommend keeping OEM when possible. The tolerances on an ES200 impact sash are not the place to save thirty dollars.

TruePane Windows & Doors is an independent service provider, not affiliated with ES Windows. That means we are free to tell you when a repair is smarter than a replacement, and free to quote the part that actually fits your window rather than whatever is easiest to order.

Signs Your ES Windows Window Installation Is Failing

  • Difficulty lifting or sliding the sash. On single-hungs, this usually means the balance assembly has lost tension or the shoe has worn. On horizontals, the rollers are flattening or the track is scored. The window still seals, but it is fighting you for a reason.
  • Air moving around the frame on a still day. Weatherstripping on aluminum frames compresses and takes a set over time, especially on south and west elevations in Tampa. Once the wool pile or vinyl fin is flattened, the window leaks air and your AC bill notices.
  • Condensation or haze between the panes. The seal has failed. Nothing you apply to the outside glass fixes this. The insulated glass unit needs to be replaced, and in ES Windows the IGU is usually serviceable without replacing the whole frame.
  • Water staining at the sill or soft drywall under the window. The weep system may be clogged, the sealant at the fin or buck has failed, or the sill was never pitched correctly when the window was set. In Tampa’s summer rain, a small leak shows itself fast.
  • The window will not stay open, or drops hard when released. This is a balance failure, and it is a safety issue more than an annoyance. A sash that slams shut can hurt someone. We treat this as a priority repair when a customer describes it over the phone.

Replacement Cost & What’s Included

In Tampa, ES Windows repair and single-unit installation pricing tends to land like this:

  • Weatherstripping replacement, one window: $90 to $190 installed
  • Balance or roller replacement, one sash: $160 to $340 installed
  • Sealed glass unit replacement, one window: $320 to $680 installed, depending on glass size, glass package, and whether the unit is impact-rated
  • Full sash replacement, ES100 or ES200: $380 to $850, quoted on site after measuring the pocket

What drives the range: whether the sash has to be pulled, whether the glass is laminated impact or standard annealed, and whether the surrounding sealant and fin need to be redone while we are in the opening. You will get a written line-item quote before any work begins, and the number on that quote is the number on the bill. No change orders, no surprise line items, no phone call halfway through asking for more money.

Our work is covered by the 90-Day Done Right Promise, and we register the manufacturer warranty on any replacement part in writing before the truck leaves your driveway. That is The Keystone Standard, and it applies to a $190 weatherstripping job exactly the same as a full-home installation.

DIY or Call Us?

You can do two things safely without touching any tools that put you at risk. First, inspect the weep holes along the bottom track of the frame and clear them if they are clogged with dirt or bug debris. Second, run a dollar bill around the closed sash to find where the weatherstripping is losing contact. Both help you describe the problem accurately over the phone. Neither fixes a failing window.

Where DIY goes wrong on ES Windows fast is the balance assembly. These are spring-loaded, under tension, and not forgiving when they release. Removing a sash without the proper clip tool or without knowing which balance is inside the jamb can send the sash into the floor, or worse, into a hand. My crew has pulled apart enough damaged frames in Tampa to know what a slip costs. If the window is binding, dropping, or suddenly heavy, call us before forcing it. Most single-sash repairs are a one-visit job for a technician who has done a few thousand of them. Call (813) 320-9346 and we will tell you what we think it is before we even schedule the truck.

What Neighbors Say About TruePane Windows & Doors

★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."

DDorothy K.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."
