Andersen Sliding & Patio Doors: The Tampa Owner’s Guide

We stock and install replacement rollers, handles, latch sets, weatherstripping, and full sliding panel assemblies for Andersen gliding and patio doors throughout Tampa, with installed hardware repairs typically running $185 to $420 and full panel replacements between $1,100 and $3,400 depending on glass package and frame condition. Most hardware work is done in one visit, and we carry the common Andersen roller and latch kits on the truck so you are not waiting on a second appointment. The way most Tampa homeowners find us is simple: the door has been getting harder to shove for a year, and one morning it simply stops moving, or the latch will not catch, or the door drops hard when someone leans on the handle.

If that sounds like your door, this page will tell you what failed, what it should cost to fix, and what to check before you spend a dollar.

Which Andersen Models This Applies To

Andersen has made sliding and patio doors under several series lines over the decades, and the part you need depends on which one is in your house. The Perma-Shield gliding door and the 200 Series Narroline gliding door are the two we see most in Tampa homes built between the late 1970s and early 2000s. Newer homes often have the 400 Series Frenchwood gliding patio door or the A-Series gliding door, which uses a different roller system entirely. The compatibility gotcha worth knowing: Perma-Shield roller assemblies from the 1980s have a 1-1/8 inch diameter wheel on an adjustable steel bracket, while 400 Series Frenchwood rollers use a 1-3/16 inch wheel on a snap-in carrier, and the two are not interchangeable even though they look close at a glance. If you buy the wrong one online, you will not know it until the door is off the track, and that is a frustration you do not need.

To identify what you have, open the operable panel and look at the edge label on the top of the frame or the glass etching in one corner. Andersen stamps the series and sometimes the manufacture year there. If the label is worn off, take a photo of the roller from inside the bottom track and the latch from the edge of the door and we will match it by sight. We install OEM Andersen parts when the door is still under warranty or the customer wants factory-exact fit, and we carry quality aftermarket equivalents for older Perma-Shield and Narroline doors where the factory part is long discontinued. We will show you both options on paper with the price difference, and then we will do the work.

Signs Your Andersen Sliding & Patio Doors Is Failing

  • The door drags, grinds, or takes both hands to move. This is almost always the bottom rollers. Florida humidity rusts the steel bearings and flattens the nylon wheels over time, so the door rides on the bottom rail instead of the rollers. Every month you keep forcing it, the track takes more damage, and the job cost creeps upward.
  • The door drops or scrapes when you lift the handle. The roller bracket adjustment screws have slipped, or a roller has cracked. A dropped door will eat the bottom track and the weatherstrip, and in Tampa’s rainy season that means water in the house.
  • The latch will not catch, or it catches only when you lift the door. This usually means a worn latch hook or a misaligned strike plate, not a full latch assembly failure. But when the latch misses, the door does not seal, and when it does not seal, your air conditioning bill in Tampa climbs through the summer.
  • You feel air or see daylight at the top or bottom edge. This is the weatherstripping: the pile gasket in the top jamb collapses, and the bulb seal at the bottom threshold dry-rots in the UV. If you are seeing algae or mildew at the bottom corners inside the track, the weep holes are plugged and the seal has already failed.
  • The door rattles in the frame on windy afternoons. Tampa thunderstorms find a loose sliding door panel in about five minutes. The culprit is usually a worn roller and a flattened head guide, and it is worse on west-facing walls in Bayshore Beautiful and Beach Park, where the storms off the bay hit square.

Replacement Cost & What’s Included

Here is the honest pricing picture for Andersen sliding and patio door repairs in Tampa, based on what we have charged on jobs in Carrollwood, Seminole Heights, Temple Terrace, and across the bay-facing neighborhoods over the last several years.

  • Roller replacement, one door panel: $185 to $320 installed, including parts and adjustment
  • Roller replacement, both panels: $300 to $550 installed
  • Latch and handle set replacement: $120 to $240 installed
  • Complete weatherstripping replacement (head jamb, side jambs, threshold): $140 to $310 installed
  • Track cleaning and panel adjustment: $89 (our Maintenance Visit rate)
  • Full replacement panel (glass and frame, Andersen-compatible): $1,100 to $3,400 depending on size, glass package, and impact rating

What drives the range is the age of the door and the condition of the track. A Perma-Shield door from a house on Beach Drive that has never been adjusted will have a scored track by year twenty, and repairing the track adds labor if the damage is shallow or means a new bottom rail if it is not. When we write your estimate, the parts and labor are listed separately, and the number we quote is the number you pay. Every Andersen-compatible repair carries our 90-Day Done Right Promise, and we register both manufacturer warranty layers in writing before we leave the driveway. That is the Keystone Standard, and we do not have a version of the job where we skip it.

DIY or Call Us?

There are a few things an owner can safely check, and there are a few places where we have watched a well-meaning Saturday project turn into a three-week headache. What you can do: pull the bottom track cover, vacuum out the sand and pet hair, and clear the weep holes with a small wire so Tampa’s afternoon downpours can drain again. That fixes a lot of “the door is full of water” calls. What we do not recommend you tackle yourself is pulling the sliding panel off the track. A fully glazed Andersen patio door panel weighs between 110 and 180 pounds depending on the glass package, and when a homeowner drops one off the track because the roller bracket was not released correctly, the glass does not survive. That is not a scare line; that is a pattern. Dale Kessler grew up in Seminole Heights and has seen enough neighbors pinch fingers and crack patio glass that we would rather just come set it right with the correct roller in the correct bracket and the panel square in the track, and we can usually do it in one visit. Call (813) 320-9346 and tell us which way the door is dragging; we will tell you over the phone whether it sounds like a roller job, a track job, or a full panel, and then give you a fixed number for each.

One more thing, because you deserve to know who you are working with: TruePane Windows & Doors is an independent service and installation company, not an Andersen factory affiliate. We carry and install Andersen parts because these doors are in about a third of the Tampa homes we visit, and we stand behind the work ourselves regardless of what the factory says.

What Neighbors Say About TruePane Windows & Doors

★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."

DDorothy K.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."
