• Weatherstrip compression on 200 Series Perma-Shield gliding patio doors. Thermal cycling in South Florida is brutal on seals. The bulb weatherstrip on a 200 Series glider compresses over time, then salt-laden air gets in and starts eating the track rollers. You hear a grinding sound when the door moves. By the time you hear that, the rollers are already pitted. We replace the weatherstrip and the rollers together, because doing half the job here just means we are back in eighteen months.
• Fogged glass in older 400 Series units. When the primary seal on an Andersen 400 Series insulated glass unit fails, moisture gets between the panes and you get that milky haze on the ocean-facing side. This is one of the most common triggers we see for Aventura condo associations requiring a full facade retrofit, because one fogged unit on an elevation breaks the uniform look the architectural review board insists on. We can often replace the IG unit without touching the frame, if the frame is sound.
• Condensation and frame corrosion in jalousie conversions. Many of Aventura’s pre-1995 towers still have original jalousie or single-pane aluminum windows alongside Andersen sliders.
