PGT Windows & Doors in Florida City, FL | TruePane Windows & Doors

We provide independent PGT Florida City Window Installation and service across the area, and the one thing that sets our work apart here is that we treat every opening as a potential legacy jalousie conversion, because in this city it almost always is. We’re TruePane Windows & Doors, and we’ve been retrofitting PGT WinGuard and SpectraGuard systems in post-Andrew concrete block homes since the first NOA wave. If you need a PGT unit serviced, repaired, or replaced in Florida City, call (813) 320-9346 and you’ll get a live person, not a menu.

Why Florida City Residents Choose Us for PGT Service

Most window companies in South Florida can order a PGT window. Few actually understand what happens to one after ten years of Florida City humidity, salt air, and block-wall settling. Our founder, Dale Kessler, grew up around the trade and has spent the better part of two decades measuring, setting, and sealing windows and doors across Florida. He learned early that a callback is a character flaw, and that rule still governs how we approach every Florida City Door Installation and window job.

We’re an independent PGT service provider. We are not manufacturer-affiliated or authorized, which means we answer to you, not to a warranty-department script. When we install or repair a PGT unit in Florida City, we register both warranty layers in writing before the truck leaves the driveway. That’s The Keystone Standard, and it’s backed by our 90-Day Done Right Promise: if it’s not done right, we make it right. No arguing.

Our technicians are background-checked and uniformed. They measure every opening twice. They work in your home the way they’d work in their own mother’s. And when you call, a live person answers 24 hours a day, seven days a week. We’ve been serving communities like this since 2008 through our heritage of craft, and we plan to be answering the phone in thirty years too.

Common PGT Windows & Doors Problems We Solve in Florida City

PGT builds solid impact products. But Florida City puts stress on them that the manufacturer’s average service call doesn’t see. Here’s what we find most often:

  • Galvanic corrosion at frame-to-masonry anchor points. Florida City’s air is bracketed by Florida Bay to the south and the Everglades to the west, so the humidity and salt load are constant. On CBS construction, when aluminum PGT frames meet concrete block without proper isolation, electrolysis eats the aluminum. We see anchor points that look like lace after a decade. We drill out the corroded fasteners, isolate the frame with a marine-grade barrier, and re-anchor to code.
  • Blown impact glass seals on original 1990s units. Andrew-era PGT WinGuard windows are now 25 to 30 years old. Thermal cycling plus relentless moisture has condensed the argon out and fogged the glass. The impact lamination is still intact, but the thermal performance is gone and you can’t see through the pane. In Florida City, a blown seal is not a cosmetic issue; it’s a sign the unit has aged out of its thermal warranty window and is working against your air conditioning bill.
  • Rusted or stripped roller assemblies on PGT 7700 sliding glass doors. The salt air here is measurably more corrosive than even Homestead a few miles north. Patio elevations take the worst of it. We see 7700 tracks pitted and rollers frozen on the bay-facing side of the house, which is the classic signature of marine corrosion. We stock replacement rollers and handle sets locally so a Florida City repair doesn’t wait on a parts shipment.
  • Warped or binding sashes on older WinGuard casements. Many Florida City homes were rebuilt after Hurricane Andrew, and the rough openings in CBS construction have shifted over three decades. When the block settles and the opening goes out of square, a casement sash binds against the frame. Forcing the crank strips the operator gears. We re-square the opening with pressure-treated bucking and reset the sash so it operates clean.
  • Legacy jalousie openings that never got replaced. Inspectors and installers regularly find CBS homes in Florida City still fitted with original jalousie windows, louvered glass panels that are flatly prohibited under current HVHZ code. This is never a simple sash swap. The entire rough opening must be reworked and a NOA-compliant PGT impact unit set into the masonry block. We’ve done this scope more times in Florida City than anywhere else in Miami-Dade.

PGT Service in Florida City: What Local Conditions Mean for Your Equipment

Here’s the thing most people don’t know until they’re standing in a quote. Florida City sits at ground zero of Hurricane Andrew’s 1992 mainland landfall and falls squarely within Miami-Dade County’s High Velocity Hurricane Zone, the most stringent wind-load code jurisdiction in the country. Every window and door replacement here must carry a Miami-Dade Notice of Acceptance. The housing stock that survived Andrew and got rebuilt is now 30 plus years old, and a wave of re- upgrades is hitting right now as those original impact installations age out.

But the Florida City specific issue is this: the city is the only place in Miami-Dade where nearly every PGT replacement job almost guarantees a legacy jalousie or single-pane awning opening that failed after Andrew. Pre-Andrew survivors kept their original non-compliant units in place through the rebuild era, and now those openings have compromised dimensions, crumbled block edges, and anchors that were never properly epoxied. Adjacent Homestead’s newer infill homes rarely have this scope. In Florida City, the job is a full rough-opening rework, and a homeowner who plans for a simple insert gets an expensive surprise. We plan for it from the first measurement, so the quote on paper is the price you pay.

We saw this on SW 6th Street near the old Andrew landfall path. Pulled a set of original aluminum jalousies from a 1960s CBS cottage whose owner wanted PGT impact units. The rough openings had crumbled edges and the existing anchors were just friction-fit, not epoxied. We re-framed each opening with pressure-treated buck, set a PGT SpectraGuard single-hung with full perimeter back-dam and NOA-labeled glazing, and sealed the masonry with elastomeric. That brought the whole elevation up to current HVHZ code, which a simple insert job would have missed entirely.

Dale Kessler still lives about six blocks from where he learned to ride a bike in Seminole Heights, and he applies the same standard here he grew up with: if a job is worth doing, it’s worth doing so the inspector has nothing to find. If it needs to be in writing to be true, we will put it in writing.

PGT Models & Products We Service in Florida City

We work on the full PGT residential line with the most service history in Florida City:

  • PGT WinGuard Aluminum Impact – single-hung, casement, fixed, and picture windows. The aluminum series most common on CBS rebuilds.
  • PGT SpectraGuard Vinyl Impact – single-hung and casement in vinyl. Lighter frames, but still NOA-rated and common on post-2000 additions.
  • PGT 7700 Sliding Glass Door – the workhorse patio door for Florida City’s concrete block homes. We keep rollers, track kits, and handle sets in local stock.
  • PGT 7000 Series Single-Hung – often found on rental and agricultural worker housing along the eastern corridors, where we replace tired balances and worn weatherstripping regularly.

Parts matter. Where a part affects impact certification or warranty continuity, we use genuine PGT replacements. Rollers, balances, weatherstripping, fasteners. For non-structural hardware like handles and locks, we substitute proven marine-grade aftermarket pieces that hold up better in Florida City’s salt-laden humidity. If a frame is corroded beyond clean anchoring or a sash has delaminated, we’ll tell you straight: replacement beats patching a compromised NOA unit.

PGT Service Pricing in Florida City

Here’s what Florida City homeowners typically pay for common PGT service, based on what we’ve quoted in this market:

  • PGT roller replacement on a 7700 sliding door: $210 to $390 per door, depending on track condition and whether the truck needs a trip for parts.
  • Full PGT window replacement (WinGuard or SpectraGuard): $1,100 to $2,600 per opening, including rough-opening rework where legacy jalousie openings are involved. Full-perimeter NOA impact glazing is the only compliant option in HVHZ.
  • Blown seal glass replacement: $480 to $900 per sash, when the frame and lamination are still intact.
  • Full rough-opening rework with elastomeric sealing: $350 to $750 per opening, added to the window cost, when block edges are crumbling or anchors were never epoxied.

What drives the price in Florida City more than anything is what’s hiding in the wall. A legacy jalousie opening that needs re-framing is a different job from a clean insert into a square buck. That’s why our estimates are written line-item quotes on paper, never a phone number pulled from the air. Call (813) 320-9346 and we’ll measure, show you side-by-side options, and give you a price you can hold us to.

What Neighbors Say About TruePane Windows & Doors

★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."

DDorothy K.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."
