• You hear a grinding or crunching when you slide the door. Sand and shell grit work their way into the roller bearings over the years, especially near Bayshore and Davis Islands where the wind carries fine salt. The bearing seizes and the wheel stops rolling.
• The door lifts in the frame for the first six inches of travel. This means the roller has dropped out of its track channel. The panel is hanging on the frame edge, and every pass is wearing a groove into the jamb. This is the one that leads to a dropped panel if it’s ignored.
• Water stains on the interior floor near the track after heavy rain. Tampa’s summer storms come sideways. When the weatherstripping loses its spring and the door has settled out of plumb, water finds the gap. The easiest fix is often resetting the panel and replacing the sweep and jamb seals.
